Property & real estate

The portal enquiry that went cold by Tuesday.

Listing enquiries arrive in bursts, usually in the evening, usually about a property three others are also asking about. The first useful reply tends to win the viewing.

A listing enquiry, answered in seconds Example

WhatsApp · 9:42pm

Hi, is the 2-bed on Mill Road still available? What’s the rent?

Answered from your listing sheet

Yes, it’s available from the 1st — £1,450/mo including service charge. Would you like a viewing this week?

WhatsApp · 9:43pm

Yes please. We’d need something by the end of the month, budget’s around £1,500.

What goes wrong

Speed decides this one, and the evening is when nobody is at a desk.

A portal enquiry at 9pm is answered at 9am, by which time the applicant has booked two viewings elsewhere. The ones you do answer arrive without a budget or a move-in date, so the first call is spent asking questions the applicant has already answered somewhere else. Meanwhile the diary fills with viewings for people who were never in a position to proceed.

  • Enquiries land after hours and get answered the next morning.
  • Viewings booked for applicants who turn out to have no budget or no deposit.
  • The same property details retyped into WhatsApp a dozen times a week.

How it runs

Set it up once, then it just works.

  1. 1

Point the AI at your listing sheet, rents and availability.

  2. 2

Enquiries from portals, ads and WhatsApp land on one contact.

  3. 3

Qualified applicants book a viewing; your negotiator picks it up warm.

What it will not do

It does not value a property, run a credit or right-to-rent check, or replace your negotiator on the phone. It answers the questions your listing already answers, captures budget and timing while the applicant is still interested, and hands over the moment the conversation needs judgement.

FAQ

What teams ask first

Can it quote the wrong rent?

It answers from the sources you approve — your listing sheet and availability — rather than composing a figure. When a question falls outside that material it hands the conversation to a person instead of guessing.

Does it work with Rightmove or Zoopla?

There is no portal integration today. Enquiries reach the CRM through WhatsApp, your website forms, email and calls; a portal lead forwarded to a connected mailbox lands on the contact like any other email.

Can applicants book viewings themselves?

Yes, through a booking page that uses the availability you configure and the connected calendar of the person hosting the viewing.
